Annual Household Maintenance Checklist

Start the year knowing your home is in good shape by checking in on these annual household maintenance items. Some are items you can easily do yourself. FURNACE/AC INSPECTION
Schedule an annual furnace and air conditioning inspection. Have them change your filters as well. Then, change them yourself regularly throughout the year.

TERMITE INSPECTION
Protect your home from termite damage by catching the problem early. Annual termite inspections are recommended.

DECK AND WOOD INSPECTION
In our moist, coastal climate it is a good idea to get your deck and wooden structural areas (such as facia and eves) checked for potential rot and damage.

ROOF INSPECTION
Pitched roofs should be inspected every 2-3 years. Flat roofs should be inspected annually.

POOL INSPECTION
Have your pool equipment inspected. For salt-water pools, the capsule and filter should be cleaned.

THINGS YOU CAN DO YOURSELF

CLEAN DRYER VENT
A dirty or clogged dryer vent is a huge fire danger. Detach your dryer vent and vacuum out lint with a shop vac, and continue to clean the vent regularly.

REPLACE BATTERIES
Replace the batteries in your smoke alarm and carbon monoxide detector to ensure the alarms will work in the event of an emergency.

CHECK WATER SHUT OFFS
Check hot and cold water shut offs at every fixture as well as the main valve by actually turning them on and off.

FLUSH YOUR TANKLESS WATER HEATER
If you have an on-demand (tankless) water heater, follow the manufacture’s instructions and flush out your system.

DRAINAGE LINES
Flush out silt and debris in area drainage lines.

CLEAN RAIN GUTTERS
Remove debris from rain gutters and downspouts to ensure water will flow in the specified path.

WINDOWS AND DOORS
Check weather-stripping and seals on all doors and windows. If they leak or need to be replaced, go to Ace Hardware, or call one of our handymen.
