Cantor’s Corner: Home Inspections During Real Estate Transactions

Today, I want to discuss the importance of home inspections during real estate transactions.  The experience, ability and thoroughness of inspectors varies, so you should research home inspectors on your own and don’t just go with the home inspector recommended by your realtor.  A well-trained inspector will examine most of the components of the home you plan to purchase and provide a written report with their findings including photos.

A great inspector will even give you advice on routine maintenance and provide referrals of other home professionals for areas not covered under their inspection. Typical inspections last a minimum of two to three hours and you should definitely be present to hear the inspectors findings and ask follow up questions, so you fully understand any issues that are discovered.

It is important for you to know if there are any safety issues, major structural defects, items that the seller needs to replace or repair and conditions that should be monitored for future.  A comprehensive home inspection insures that you are fully in the know before closing escrow.
